Completed in March 2011, this trophy medical office building is home to Baylor Health Care System (253,000 square feet) and Texas Oncology, P.A. (181,500 square feet), one of the world’s largest medical practices dedicated to cancer treatment and research, and part of McKesson. The building is 95% leased, with active discussions ongoing to fill the remaining space.

As the primary tenant of the Baylor Cancer Center, Baylor Scott & White Health (BSW) focuses on providing value-based care to a metro area that’s home to more than 7 million people. BSW delivers that care thanks in large part to relationships with partners like Physicians Realty Trust (NYSE:DOC).

DOC purchased the mission-critical, on-campus medical office facility in June 2017 for $290 million. BSW Executive Vice President Gary Brock said DOC’s ability to deliver on the promise of a safe, quality environment for the Baylor Cancer Center’s patients is just as vital as the clinical care BSW provides.

The partnership between BSW and DOC is about more than just economics – it���s about relationships and understanding the purpose of the building. “John Thomas, Deeni Taylor, and the team they’ve put together at Physicians Realty Trust are very much relationship-based people who deliver on customer service and the patient experience,” Brock said.

For BSW, it’s all about quality. Concentrating on providing top-quality patient care, the design of the building began with several small focus groups of cancer patients and loved ones who offered ideas based upon their patient experience.

As a result of this collaboration, when patients and family members walk into the Baylor Cancer Center, they’re soothed by a player piano in the lobby. If they need a moment of peace and reflection, they can visit the chapel and meditation area.

“You feel their input as you walk around the building,” Brock said.

Brock, who has four decades of experience in the health care industry, is confident that BSW will continue to deliver excellent care for their patients and drive out unnecessary costs from their system. From a real estate perspective, he knows he can count on Physicians Realty Trust.
