Through smart healthcare real estate investments, DOC aims to produce reliable rising dividends and total shareholder returns.


Our strategy is based on earning the trust of physicians, hospitals and other healthcare providers by helping them serve their patients, partners, payers and communities with innovative and sustainable healthcare facilities and increased access to capital. That way, they can increase the quality of their care while lowering costs.

We believe our collective experience and expertise in healthcare real estate and healthcare differentiate us in the market, and that our focus on the physician, provider, and their services to their patients helps us to accomplish the following goals:

  • Partner with a large number of physicians, hospitals and other providers to acquire and build a high quality portfolio of healthcare real estate assets.

Currently, we are concentrating on stabilized medical office, physician group practice clinics, outpatient care, ambulatory surgery centers, specialized hospitals, rehabilitation facilities and small specialized long-term acute care hospitals. These investments are diversified in geography and tenant mix, as we have partnered with a large number of physicians, hospitals and other providers across the United States.

While our current strategy is to focus on the medical office building sector, we may, over time, opportunistically diversify into other healthcare real estate asset classes. We also prefer to acquire healthcare facilities that meet our acquisition criteria rather than develop new facilities.

  • Maintain a conservative balance sheet that is built for success in both good and bad economic environments.

We intend to balance our equity and debt capital tools to optimize our cost of capital with our long-term investment goals and return on investment capital. Our discipline is to keep debt levels consistent with or lower than our public healthcare REIT peers and to maintain our investment grade rating. This discipline will serve our investors well in times of growth and in times where capital is scarce for our competitors.

  • Deliver best-in-class total shareholder returns.

By targeting top quality investments and partnering with our physician and health system tenants to help increase the quality and profitability of their care, we strive to create a portfolio of properties that will deliver increasing cash flows over time. And through appropriate management of the REIT and capital structure, we seek to translate this portfolio performance into outsized total returns for our shareholders.
